Why Work With a
Buyer's Agent?
What you get, what it costs (less than you think), and what changed with the new NAR rules — explained plainly.
August 2024 — Important Change
The NAR Settlement & What It Means for You
A major National Association of REALTORS® settlement went into effect in August 2024, changing how buyer's agent compensation is handled. Here's what it actually means for you — plainly and without spin.
What changedSellers are no longer required to offer compensation to a buyer's agent through the MLS. Compensation is now negotiated separately and must be agreed to in a written Buyer's Agency Contract before any home tours begin.
What this means for buyersYou sign a written Buyer's Agency Contract before touring homes. All compensation terms are disclosed and agreed to upfront — more transparent than the previous system.
Is compensation negotiable?Yes — always. No rate is set, fixed, or suggested by any MLS, board, or association. Compensation is solely a matter of negotiation between you and your agent, as stated in Indiana and Illinois law.
Bottom line for youThe process is now clearer and more transparent. You know exactly what you are agreeing to before your search begins. Our agents will walk you through every detail of the Buyer's Agency Contract before you sign.
What You Actually Get
8 Ways a Buyer's Agent Works for You
A good buyer's agent isn't just a door-opener. Here's the real value they bring to every transaction.
🔍
Access to Every Listing
Your agent searches the full MLS — including listings not yet on Zillow or Realtor.com — and alerts you the moment new homes match your criteria. Speed matters in competitive markets.
Days on market matters
📊
Expert Pricing Analysis
Before you make an offer, your agent pulls comparable sales (comps) to tell you if the price is fair, high, or low — and what to offer. This alone can save you thousands.
Avoid overpaying
🤝
Skilled Negotiation
Negotiating a home purchase involves price, contingencies, closing date, repairs, seller concessions, and more. Your agent negotiates all of it on your behalf with zero emotional attachment.
Your advocate, not the seller's
📋
Contract Expertise
Purchase agreements are legally binding and complex. Your agent explains every clause, deadline, and contingency — and makes sure your interests are protected throughout.
No surprises at closing
🏗️
Inspection Guidance
Your agent helps you understand inspection reports, identify what's a real problem vs. normal wear, and negotiate repairs or price reductions with the seller.
Don't waive inspections
🗓️
Transaction Management
From accepted offer to closing, dozens of deadlines, documents, and parties must be coordinated. Your agent manages the entire process so nothing falls through the cracks.
30–60 days of coordination
🌐
Local Market Knowledge
Which neighborhoods are appreciating? Which streets have traffic noise? Which developments are planned nearby? This hyperlocal knowledge only comes from years of working the market.

Going It Alone vs. Having Representation
The seller has an agent working for them. You deserve one working for you.
Without a Buyer's Agent
You negotiate directly with the seller's agent — who is legally obligated to the seller, not you
No access to sold comps to verify if the price is fair
You write and interpret all contract terms yourself
You manage all deadlines, inspections, and lender communication alone
No one flags problems in the inspection report
Any mistakes can cost thousands — or kill the deal

Compensation Is Negotiated — Not Fixed
Under Indiana and Illinois law, and per the NAR settlement, no commission rate is set, suggested, or mandated by any board, MLS, or association. All compensation is a matter of negotiation between you and your agent, agreed to in writing before your search begins. We believe in full transparency — you will always know exactly what you're agreeing to before you sign anything.
What About the Seller's Contribution?
In some transactions, a seller may choose to offer a contribution toward buyer's agent compensation as part of negotiations. This is entirely negotiable and will be handled according to the terms of your Buyer's Agency Contract. Your agent will walk you through all options transparently.
